The built up area consists of two spacious bedrooms complete with heat convectors/blowers and one store, two western style bathrooms with geysers, spacious drawing and dining hall with a six seat sofa, an eight seat dining table and fireplace, fully operational kitchen and store equipped with cooking gas, refrigerator, toaster, utensils and elegant crockery. A cook is available on the premisis for fresh home cooked meals. Other facilities include cable television and a separate sleeping room for the driver.


The Cottage and its history

Naini Cottage or Naina Nivas is part of the erstwhile Leonard villa compound which consisted of a main building, tennis court and servant quarters. The cottage is presently built on the space occupied by the tennis court and adjoining land. It is built along the crest of a ridge on the Ayarpatta hill with other old British properties like Emeily Cottage, St Leonards and Emeily Lodge situated closeby.


The cottage in its present form was built by late Bhupinder Singh, a landed farmer of the Terai region as a summer residence in memory of his daughter. It is a two bedroom spacious villa with an outhouse and has ample open space and a beautiful garden. One has a panoramic view of Cheena peak from the cottage. Stays during winter are also pleasant as the property gets sun throughout the day.


Around the cottage

The cottage is situated on the Ayarpatta hill and is just above Jim Corbett’s house which is now owned by the Dalmia family. The upper mall is along side. Close by is Sherwood College. Raj Bhawan is around two kilometers away. Aurobindo ashram is around one and a half km away. Three km away is Barapathar on the Nainital – Kaladungi road where rock climbing training facility is available. Around 6 km away is Kilbury which offers wonderful vistas of the Himalayan ranges.


Things to see and do

Many people visiting us hardly go down to the town and the Mall road which is around 1.5 km away. There are wonderful walking trails around the cottage, chief among them the picturesque walk to Tiffin Top which has a meadow and also offers a panoramic view point called Dorothy’s Seat. It is also possible to play a game of golf at the mini golf course alongside the Raj Bhawan which is quite adventurous due to the undulations. You also have the option to just laze around or sit around a bonfire.

side covered verandah provides ample opportunity to take in the atmosphere in the mornings and evenings. The lawn outside can be used to bask in the sun or simply as a children’s play area. The cottage offers complete privacy, the entire premises is yours to enjoy.


The cottage is ideal for those who want to live in a town but still want to be close to nature. It is situated on a hill where there is very less construction activity as most of the land falls under a reserved forest area. It is also close to one of the most famous tourist attractions of Nainital to which tourists usually have to trudge on foot or horseback from the Mall road. This is Tiffin Top or Dorothy Seat as it is also called. James Corbett’s house is situated nearby. So is Sherwood College, one of the most prestigious boarding schools of the country.


The stay can be best enjoyed by taking nature walks which are possible on easy walking trails, some of which are unpaved. There is ample opportunity for bird watching and short treks.
